    In late 2022, the ULI Randall Lewis Center for Sustainability in Real Estate interviewed members of the ULI Americas Sustainable Development Council, ULI Asia Pacific Resilient Cities Council, and ULI Europe Sustainability Council to inform an “outlook” for 2023: What sustainability topics and issues are on the rise, why do they matter, and what actions should the industry pursue moving forward? Based on the knowledge shared by these experts, the Center, in collaboration with Ferguson Partners identified five issues that will shape real estate decision-making in the months ahead and beyond:
    1. Adjusting ESG Strategy for Macro-Economic Complications
    2. Embedding Transition Risk in Transactions & Valuations
    3. Harnessing the Power of Collaboration
    4. Addressing Global Flood Challenges
    5. Responding to Government Influence

    Julie Hiromoto

    Partner | Director of Integration, HKS

    Julie Hiromoto leads integration efforts at HKS to bridge silos and connect specialized expertise with the needs of the clients and communities we serve. Her experience managing a diverse portfolio of complex and large-scale projects transforms the built environment through the application of research, systems thinking, and inclusive best practices. She balances business, design excellence and technical expertise while instilling her passion for socially and environmentally responsible design to our next generation of leaders through mentoring. Her experience includes complex and large-scale commercial, residential, and mixed-use towers (including One World Trade Center), hospitality and corporate headquarter interiors, and urban design master planning. She has worked across the US in California, Pennsylvania, Texas, North Carolina, Tennessee, Florida and most extensively in New York City and on projects in Mexico City. As a Project Manager, Designer and Senior Technical Architect, Ms. Hiromoto has specialized in curtain walls and sustainable, energy efficient design. She pursued her passion for socially responsible design and the integration of research in practice, with her work launching the Center for Architecture Science and Ecology (CASE). Ms. Hiromoto is a recognized leader in the local and national sustainable design community. She was the 2020 Chair of the American Institute of Architect's (AIA) Committee on the Environment (COTE) Leadership Group. She chaired the Large Firm Roundtable Sustainability Group for several years, and volunteers as a Living Future Ambassador. Julie taught at NYU’s Shack Institute of Real Estate from 2009-2018 and influenced the curriculum for the Sustainable Design Certificate program. She was invited to join the inaugural Dean’s Adjunct Advisory Group in 2015. Julie attended the United Nations annual climate conference (COP26) as an NGO observer, and testified before the U.S. House of Representatives in 2019 on energy efficiency and market transformation. Currently, she serve's as the Mayor's appointee to the Dallas Environmental Commission. She's lectured internationally at conferences and General Electric’s Executive Leadership Development Retreat, her dedication to mentoring future architects has led to frequent guest critic invitations at institutions such as Columbia University, University of Michigan, Georgia Tech, Rensselaer Polytechnic Institute, Parsons The New School of Design, and Pratt Institute. Hiromoto advocates for Equity, Diversity and Inclusion and has spoken at numerous events on this topic. Julie completed a BS ARCH at Georgia Tech summa cum laude and MARCH, with highest honor, from Columbia University’s Graduate School of Architecture Planning and Presentation (GSAPP). A Registered Architect, Hiromoto is also LEED, WELL, and Living Future Accredited and a member of the AIA College of Fellows.
